Most homeowners have never looked in their attic. It is dark. It is cramped. The hatch is in a closet. So the attic stays a mystery while the bills climb.
Our free inspection ends the mystery. We climb up with lights, a tape, and a camera. We look at everything. Then we show you photos and tell you plainly what we found.
What we look at up there
Depth and cover. We measure insulation depth in several spots. We note thin areas and bare patches. We check whether you can see joists.
Type and state. Batts, blown-in, or a mix. Dry or stained. Flat or fluffy. Pest waste or clean. The type tells us what to do next.
Air leaks. We look for the classic gaps: top plates, wire holes, pipe chases, the hatch, and the chimney chase. Leaks change the plan.
Vents. We check that soffit vents are open and the ridge or roof vents are clear. Blocked vents cause moisture trouble.
Moisture and damage. Water stains, mold spots, chewed wires, sagging drywall. We flag all of it.
The photos we take
You get to see what we see. We photograph the depth ruler in the insulation. We shoot the thin spots. We capture any damage or leaks. These photos go into your report.
Photos keep everyone honest. You are not taking our word for it. You can see the bare joists yourself.
What a good report tells you
Our report is short and plain. It says what you have now. It says what is wrong, if anything. It says what we suggest, in order of impact. It says what it will cost, in writing.
Sometimes the report says your attic is fine. That happens. We shake your hand and leave. A free inspection that finds nothing is still a good inspection.
How it works

2. Walkthrough. We ask about your comfort issues first. Hot rooms? Cold rooms? High bills? Your answers guide where we look.
3. Attic time. We suit up and spend 20 to 40 minutes up there. We measure, photo, and note.
4. The sit-down. We show you the photos on the spot. We explain what we found in plain words. You get the written report and price within one business day.

We do not do same-day price drops. We do not do scare tactics. We do not tell you the attic will collapse by Friday. You get facts and a price. You decide on your time.

What We Check in Your Attic
A real inspection covers five things. First, insulation depth and coverage — we measure in multiple spots because attics are never even. Thin patches over the bedrooms are the classic find. Second, air leaks — the gaps around plumbing stacks, chimneys, recessed lights, and the attic hatch itself. Warm air pours through these all winter.
Third, ventilation — soffit vents blocked by insulation, missing ridge vents, bath fans venting into the attic instead of outside. Fourth, moisture — stains on the roof deck, rusted nail heads, damp insulation. Moisture in an attic rots wood and grows mold. Fifth, the hatch or pull-down stairs, which are usually uninsulated and leak like an open window.
You get all of it in plain language with photos. No jargon, no scare tactics. Just what we found, what it costs you in comfort and bills, and what fixing it would run. The inspection is free because an informed homeowner makes better decisions — and better decisions usually include us.
We also look at what is above the insulation. The roof deck tells a story: dark stains mean past or active leaks, and the pattern points to the source. Catching a slow leak during an insulation inspection saves a roof deck replacement later.
Bring your energy bills if you have them. A bill history lets us correlate usage with weather and spot the patterns — like summer cooling costs climbing year over year, which usually means the insulation has settled or shifted.
